Crumbling or recessed mortar on the chimney stack is the most visible external sign — mortar that's visibly pulling away from the brick joints or falling out in pieces needs repointing before the joints open up enough to allow water into the stack. Damaged flaunching — the mortar cap around the chimney pot — is another common failure point, and once it cracks and opens up, water sits in the gap and accelerates the deterioration. Staining or a tide mark on the chimney breast wall inside the house after rain is a clear indicator that water is getting past the flashing or through the stack.
Loose or missing lead flashing at the base of the chimney, visible from the ground as a gap between the lead and the brickwork or roof covering, is a significant leak risk. A chimney that appears to lean even slightly from street level warrants immediate attention — stack lean is a structural issue and needs assessing quickly. White efflorescence (salt deposits) on the chimney face outside is often a sign that water is passing through the brickwork and evaporating on the surface.
Chimney repair costs vary depending on the type of work needed, the height of the stack, and whether scaffolding is required. Simple flashing repairs or minor repointing on an accessible single-storey section can be carried out at relatively low cost. A full chimney repoint on a standard two-storey stack — scaffolded, with all mortar joints raked out and repointed in fresh weather- resistant mix — is typically a half-day to full-day job. Partial or full stack rebuilds above the roofline are more substantial and priced accordingly.
Scaffolding is usually required for chimney work on two-storey properties, as working from a ladder at ridge height isn't safe for anything beyond a brief inspection. This adds to the overall cost but is non-negotiable for safe working. A good rule of thumb is to check the mortar joints. If the mortar is visibly recessed more than 10mm behind the face of the brickwork, or if you can poke a finger or screwdriver into the joint without resistance, repointing is due. Visible cracking or crumbling along the joints, particularly on the exposed top courses which take the most wind and rain, is another clear indicator. If you're finding bits of mortar or brick debris on the roof or in the gutters regularly, it's worth having the chimney looked at.
Chimneys on properties built before 1980 are particularly likely to need attention — lime mortar, which was common in older construction, has a shorter effective lifespan than modern cement-based pointing mixes and weathers faster on exposed stacks. If the chimney hasn't been inspected in the last 10 to 15 years and is showing any of the signs above, a free inspection as part of any roofing visit is a sensible starting point.
We start with a ground-level inspection and, where safe and accessible, a closer look from the roof. This gives us a clear picture of the flashing condition, mortar joints, pot and flaunching, and the structural condition of the stack before we quote. On repointing jobs, the old mortar is raked out mechanically to a depth of at least 15mm — just brushing over the surface with new mortar is a temporary fix that won't hold. Fresh mortar is mixed and applied in the correct profile to shed water away from the joint faces.
Lead flashing that's failed is cut out, the chase cleaned, and new lead stepped and dressed back into the brickwork properly, secured with lead wedges and pointing mortar. Where flashing is still sound but has lifted from the wall, it can be re-dressed without full replacement. Once all chimney work is complete, the surrounding roof area is checked for any tiles or ridge work disturbed during access, and the site is cleared before we leave.
